FACILITIES -- GUESTS agree to use the premises in a careful and proper manner and not cause damage to the property. At the end of this lease period, GUESTS will vacate the premises on time and leave the propery in as good condition as the beginning of lease period, except for usual wear and tear.

UTILITIES:
a. OWNER shall pay for natural gas, electric, sewer, normal trash pick-up (once per week), local phone service, & lawn maintenance.
b. GUESTS agree to prudently use utilities.

RESTRICTIONS -- rental rate & security deposit are based on compliance with the following; failure to comply with these restrictions may result in deductions from the security deposit (deducted amount subject to OWNER's discretion):
a. No pets.
b. Maximum of 8 guests (adults and children combined) staying overnight.
c. Maximum of 16 guests on the property during the day (9am to 9pm)
a. No subletting.
d. No loud music anytime
e. No access to garage storage area
f. No campfires, fireworks, tents, campers, or recreational vehicles
g. Maintain Evening "Quiet Time" from 11:00 pm to 8:00 am
h. No firearms on the property

REFUND POLICY:
a. Cancellations 45 days before scheduled arrival: 100% refund
b. Cancellations within 45 days of scheduled arrival : No refunds unless a replacement rental of the same (or higher) dollar amount is found.

SECURITY DEPOSIT: settlement & return of deposit within 2 weeks after premises are vacated:
a. Damaged items charged at cost to repair; no deductions for normal wear and tear.
b. Items which can't be repaired or missing items will be charged at replacement cost.
c. The trash disposal company requires a fee on some items (car batteries, tires, lumber with exposed nails, bulky items, etc.). Any special fees incurred by GUESTS will be deducted.
d. Long distance telephone calls will be deducted from security deposit.
e. Failure to comply with RESTRICTIONS (noted on this page) may result in deductions as deemed appropriate by the OWNER.

GUESTS PROVIDE:
a. Sheets & pillow cases for beds
b. Dish towels, bath towels & washcloths
c. Phone credit card for long distance phone charges (or call home collect)
d. Bath/hand soap, dish-washing detergent, & laundry detergent
e. Replenish paper towels and toilet paper as needed (initially stocked)
f. Insurance on GUESTS' personal property and belongings
g. Daily & weekly cleaning as needed by GUESTS during their stay
h. Orderly appearance of surrounding grounds and premises

PROPERTY ACCESS: This property is current FOR SALE and listed with a realtor
a. Guests agree to allow inside access during their stay for prospective buyers as requested by the owner.
b. Guests are not required to allow inside access to prospects who are not approved by the owner.
c. Owner agrees to minimize disruptions and only allow inside access for serious buyers.

OWNER AND GUESTS AGREE TO ABIDE BY ALL THESE TERMS AND CONDITIONS.
